How much does it cost to replace a roof in Chicago, IL?
A new asphalt shingle roof in Chicago, IL typically runs $5,500–$14,000 for most homes — roughly $4–$8 per square foot installed, including tear-off of one old layer. Steep pitches, multiple layers, and complex valleys push it up; metal roofing runs 2–3× shingles. A complete quote includes underlayment, flashing, and ventilation, not just shingles.
Likely causes
- Age — Architectural shingles last 20–30 years; a roof in that window with curling or bare spots is at end of life.
- Missing or curling shingles — Wind damage and UV wear — scattered loss after a storm can be insurance territory.
- Leaks and deck rot — Ceiling stains mean water is already through; rotted decking adds cost per sheet replaced.
What you can check yourself
- Ask for the per-square price and the number of squares — it makes quotes comparable.
- After a major storm, get your own inspection before signing with anyone who knocked on your door; reputable roofers don't need door-to-door pressure.
- Check the shingle warranty AND the workmanship warranty — they're different things.
Typical cost
Typical in Chicago, IL: $4–$8/sq ft installed for architectural shingles ($5,500–$14,000 for most homes); metal $12–$25/sq ft. Rotted decking replacement adds $75–$125 per sheet installed.
When to call a pro
Active leaks, sagging sections, or daylight visible from the attic — treat as urgent. Water damage compounds weekly, and a licensed roofer or contractor should document it for insurance.
